Jumeirah Beach Residence (JBR)
AscendiaSurrico provided a consultancy team to assist the client through the development lifecycle, through construction to handover and occupational use.
These works required a detailed lifecycle forecast and revenue expenditure program, including sinking funds and the use of spare parts necessary for a 25 year period. The creation of the service charge model, for the day-to-day maintenance and upkeep of the properties and its common areas, included utility consumption and energy management.
Included were reviews for the Sustainability of design, products and their continued use / dilapidations. AscendiaSurrico prepared both operational functional and organisational structures, steering group strategized, aligned and agreed by client for implementation.
All assets, property and facility management services were assessed and strategies put in place with the client, for both occupation and handover requirements.
Real Estate Asset Management (REAM) Company
AscendiaSurrico were asked to create an action committee to support and direct the works from the two investors, as part of the investor strategy.
The scope of works was to modernise the company and then to list on the stock market. AscendiaSurrico assisted the company in preparing and managing the marketing strategy, which included re-branding, revised mission and vision, corporate governance and social responsibility. Effective advertisement by MUPI’s, Television Ads and an animated commercial, and led to the development of the 1st Application for Real Estate in Kuwait. New corporate headquarters identified and AscendiaSurrico assisted with the stacking plans, to ensure the maximisation of adjacencies for operational occupation efficiencies.
Customer surveys and services were completed and identified opportunities to increase and align service offering. Property and facility management reports were conducted for the entire portfolio, with clear directives to bring service levels to the international standard.
The project was completed earlier in the anticipated completion date and under budget.
